Your Property Investment Checklist for 2026

When preparing for your mid-year property review, make sure your investment property is running smoothly and that all administrative tasks are up to date. We recommend you use this property investment checklist for 2026 to keep on top of things and boost your property investment’s performance.

Investor Checklist

  • File all invoices, bond repayments, maintenance receipts, levy statements, and tax documents, ready for the coming tax season.
  • Ensure you have the latest contact details for your IGrow Rentals Portfolio Manager.
  • Log all maintenance-related queries through Red Rabbit.
  • Make sure you file any receipts for improvements to your property, such as updated bathroom fittings or new tiling. These are not eligible for annual tax deductions, but will be important if you ever sell your property as they will reduce Capital Gains Taxes.
  • Use the IGrow Client Portal (Zoho Desk) for: Escalations on existing maintenance requests, general property enquiries, account-related questions, portfolio-related queries, communication tracking and response monitoring
  • It is important to sign and return any Lease Agreements promptly after receiving them
  • If you have a new property, remember to email the Managing Agents to confirm that IGrow Rentals will pay the levy on your behalf and CC your Portfolio Manager on the correspondence.
  •  Register on the relevant municipal online portal as soon as your property transfers into your name. Forward your first municipal rates account to IGrow Rentals. Confirm that your banking details have been submitted and verified.

Why does this checklist matter?

Keep up with essential administration

Owning investment property is a key way to generate long-term wealth, but to make it successful, you need ongoing management and oversight. A mid-year property review helps investors stay ahead, identify any outstanding issues, and ensure the success of their investment.

IGrow Rentals’ Rental Managers manage the investment on your behalf. This means you get a hands-off experience with professional oversight of the property.

Get your rental income paid without delay

One priority is making sure all administrative tasks are complete. Investors must sign and return the Lease Agreement promptly. This agreement finalises tenant placement and activates rental insurance. Rental insurance is a standard offering for IGrow investors. It protects investor cash flow if a tenant defaults or has tobe evicted. Premiums are deducted from the monthly rental income; no separate action is required by the investor.

It is important that investors submit their banking details as soon as possible. Missing banking information can result in unnecessary payment delays.

Manage rates and levies correctly

Keeping on top of Municipal rates and sectional title levies is an important part of property ownership. After the municipality has transferred the rates account into the investor’s name, the investor needs to register on the municipal portal. Then they need to forward the first rates account to IGrow Rentals. Thereafter, the rentals team can attend to future payments taken from your rental income.

Investors should notify the Managing Agents of the complex that IGrow Rentals will pay their levies on their behalf. This means all levy statements and correspondence are handled for you. Just remember to retain and file your invoices and statements each month for tax submissions.

Maintenance management

Overseeing Maintenance remains a core part of any property investment performance check. Log all maintenace requests through Red Rabbit. All issues are tracked from start to completion. Usually a tenant will register maintenance requests, or IGrow Rentals will log maintenance issues they pick up during outgoing and ingoing inspections or regular inspections that happen inbetween these times.

If an investor needs additional assistance or wants to escalate an existing matter, the IGrow Client Portal (Zoho Desk) is a central platform for clear communication, support, and query management.

Assessing property performance

Carrying out a property investment performance check helps you assess rental income, expenses, vacancy periods, maintenance costs, and general portfolio growth. Understanding your property’s performance means you can make informed decisions and improve your ROI.

IGrow Rentals offers thorough tenant vetting, rental administration, maintenance coordination, and ongoing property management. This is in order to protect both the property and the rental income stream.

Your property portfolio goals in 2026

A mid-year property review helps you evaluate your overall investment strategy. Assessing your property portfolio goals in 2026 helps you achieve your investment objectives. It helps you determine whether additional property purchases would support your long-term goals.

By assessing your portfolio and making adjustments where necessary, you can build a secure, income-generating property portfolio.

Maintaining organisation for success

Keeping up with this property investment checklist in 2026 helps investors maintain organisation, keep administration up-to-date, and ensure clear communication lines with all involved in managing their investment property.

By following the checklist, investors can protect their property assets, improve efficiency, and see continued success in 2026 and beyond.
