In this new series we will put our property experts to the test. Based on reader information, they will recommend the ideal investment opportunity from our current developments. This month, our picks are from Pretoria.
Although it is ideal to start investing in property as early as possible, some people do not have that luxury. At this age, we believe the key to success is making the right strategic decision.
In this month’s recommendations we’ll see how a first time buyer in their thirties can invest with IGrow. For the purposes of this article, we have assumed this purchaser has a gross salary of R40 000 per month and is happy to receive a shortfall for the first five years.

Bailey’s Junxion – Priced from R1 495 000
Werner Scheffer, new projects development co-ordinator, has also chosen a Pretoria based opportunity for this month.
“I have gone with Bailey’s Junxion for this month. It’s a fantastic option nestled in the ever-popular suburb of Menlo Park,” he explained.
Bailey’s Junxion is located in the east of Pretoria, bordering the already established areas of Menlyn, Brooklyn, and Waterkloof.
Due to its close proximity to the University of South Africa (Unisa), Loftus Versfeld Stadium and Pretoria Boys High, it has seen significant demand from young families.
Moreover, the area’s value has increased too. According to Lightstone data, the average price of property has seen a 71.33% increase in value since 2011. This roughly equates to just over R1 million per property over the period.
“For this development, it is all about location. Superb nearby amenities, fantastic growth prospects, all make this property for sale in Pretoria attractive,” Scheffer said.

According to our own analysis, investors looking to purchase a R1 495 000 unit at 100% can expect a small shortfall. This totals to only R770 per month for the first year, with our rental assist making this possible.
However, they will become cash positive only a four years after. It is at this stage where the investor will receive an inflation beating rental income above average capital growth.
“If this investor can pay just a minimal early monthly shortfall, they will reap significant rewards in the near future,” he concluded.
