“Ilkey@maine is perfectly located in the east of Pretoria. There are not more than 36 sectional title schemes in the suburb,” said Booyse.

Her recommendation is underpinned by expected rental yields of 10.36% and its ideal location.

“Ilkey@Maine is close to all major amenities like Menlyn mall, Varsity College, Podium@Menlym to name a few,” she elaborated.

In addition, investors will be able to make use of R21 960 rental assist and rental income of R93 120 per annum.

According to our own analysis, investors looking to purchase a R899 000 unit on 100% bond financing will make a monthly shortfall of R141 per month before becoming cash positive the next year.

“Ilkey@maine should definitely be considered for the first time or season investor looking to expand his/her property investment portfolio,” said Booyse.

“I have gone with Bailey’s Junxion for this month. It’s a fantastic option nestled in the ever-popular suburb of Menlo Park,” he explained.

Bailey’s Junxion is located in the east of Pretoria, bordering the already established areas of Menlyn, Brooklyn, and Waterkloof.

Due to its close proximity to the University of South Africa (Unisa), Loftus Versfeld Stadium and Pretoria Boys High, it has seen significant demand from young families.

Moreover, the area’s value has increased too. According to Lightstone data, the average price of property has seen a 71.33% increase in value since 2011. This roughly equates to just over R1 million per property over the period.

“For this development, it is all about location. Superb nearby amenities, fantastic growth prospects, all make this property for sale in Pretoria attractive,” Scheffer said.

According to our own analysis, investors looking to purchase a R1 495 000 unit at 100% can expect a small shortfall. This totals to only R770 per month for the first year, with our rental assist making this possible. 

However, they will become cash positive only a four years after. It is at this stage where the investor will receive an inflation beating rental income above average capital growth. 

“If this investor can pay just a minimal early monthly shortfall, they will reap significant rewards in the near future,” he concluded.
