Investing in property vs traditional investments
CASE STUDY 1:
An investor buys a type A unit in Protea Village at R799 000 with a 10% deposit of R79 900 and finances the balance with a 90% home loan from a bank over a 20-year period.
The projected capital growth for the area is an average of 8% per annum which in return means that the property will be worth approximately R3 724 105 in 20 years time. During that 20-year period, the rental income received will have paid off the bond, and the investor will have pocketed an additional R1 319 692 over and above the growth in the value of the property. This means that the investor sees a return of R5 043 797 after investing only R79 900.
COMPARE THIS TO:
CASE STUDY 2:The investor placed R79 900 in a traditional investment, such as a unit trust or retirement annuity, at 8% per annum. After the same 20-year period the investor will have only achieved growth on the capital invested, amounting to just R372 410. This means he loses out on a possible R4 650 146!
With only R79 900 as a deposit (which is 10%) on a property in Protea Village, you can achieve returns of up to R3 724 105 over 20 years!
Section 13sex tax benefit:
The investor purchased 5 x Protea Village units at R799 000 each, with a 10% deposit and finances the balance with a 90% bond. Section 13sex of the Income Tax Act now allows the investor to deduct 55% of the purchase price from the taxable income that the properties generate. This means that the taxable income of R6 598 460 (R1 319 692 x 5) is reduced by R2 197 250.

The semigration trend, which has seen affluent people and middle-income South Africans move to the Western Cape, started around mid-2013. This trend has seen a significant number of homebuyers relocating, further stimulating the property market in the Western Cape.
The average capital growth on sectional title apartments within Buh-Rein Estate currently equates to 13.52% p.a. which accumulates to a total of 67.6% or R1 004 636 over 5 years. (Source: Lightstone.) The Atlantic Seaboard and City Bowl remain the areas where property prices are most inflated which takes these sought-after areas off the table for most first-time homebuyers. There are numerous other areas which are doing exceptionally well in the greater Cape Town area. These properties are more likely to be priced within first-time homebuyers’ budgets. These better-value properties also offer solid returns to investors who buy to rent.
