Construction is going well at Buh-Rein Estate, the massive new Tygerberg suburb which is flanked by Uitzicht and Joostenberg Vlakte.
The latest offering to be released by MSP Developments is San Michele, which will comprise 36 semi-detached duplex townhouses.
This is according to CEO of MSP Developments, Riaan Roos, who says every single development within Buh-Rein Estate has its own unique character and features. “We carefully design every aspect of each of them, and are proud of building homes that cater for real individuals and families, and have as much character as they do. San Michele has only 36 townhouses available, either 91 square metres with two bedrooms and one bathroom, or 110 square metres with three bedrooms and two bathrooms. All of them have single garages and braai patios with pergolas.
“To enhance the feeling of space and tranquillity, San Michele’s homes are built around a central landscaped recreational park and garden feature. The country-feel is enhanced by the use of paved roads as opposed to asphalt. The two bedroom, one bathroom townhouses are priced at R999 900, and the three bedroom, two bathrooms options at R1 049 900 and R1 099 900 (depending on position of erf). There is no deposit required, and all costs are included in these prices,” says Roos.
The two bedroom 91 square metre units have an open-plan kitchen, dining room and lounge, with sliding doors opening onto the braai patio, plus the single garage downstairs. Upstairs are two bedrooms with built-in cupboards, and a shared bathroom with shower and bath.
The three bedroom 110 square metre units likewise have the open-plan kitchen, dining room and lounge downstairs, with sliding doors opening onto the braai patio, plus a single garage. Upstairs are three bedrooms all with built-in cupboards; the large main bedroom has a spacious en suite with “his and hers” basins and a large shower, and the two other bedrooms share another bathroom with bath and shower. An oven, hob and extractor fan are also included in each home and the kitchen comes with granite tops as standard. All homes have solar geysers, which can reduce electricity bills immensely.
San Michele is set on the corner of Buh-Rein Drive and Kaapzicht Drive, and like all of the developments within Buh-Rein Estate, has its own secure access control. On top of this, individual residential developments within the estate are grouped into ‘super blocks’.
Each super block is accessed by one shared entrance and manned by a security guard at all times. There are also CCTVs covering all of the shared spaces within the estate, and patrolling security vehicles.
Roos says it feels natural to spend more time outdoors at Buh-Rein Estate, having a braai or playing with the kids. You can walk the streets and shade-dappled pathways without looking over your shoulder, or worrying that it might be getting dark soon.
All pedestrian pathways in the estate will be a generous 2 metres wide, so strolling with friends or family is always a pleasure. “You’ll quickly make many of the verdant lawns and shady spots your favourite relaxation spots – although the estate’s jogging and cycling tracks might tempt you to be more active. In total the pathways, cycling and jogging tracks at Buh-Rein Estate will add up to a fitness-friendly 10 kilometres in extent,” he says.
“San Michele has its own central park/garden area, and with all the braais at these townhouses we can imagine it being a really friendly environment, which is what I had in mind when I first envisioned Buh-Rein Estate,” adds Roos.
While offering affordability, Buh-Rein Estate will also offer a state-of-the-art security system, interconnectivity, a multi-purpose sports field, 2 000+ indigenous trees and 20 pocket parks with children’s play equipment, a 10 kilometre jogging/cycling track, shopping centre and petrol station, estate management centre/sports clubhouse, and a daily shuttle service to Century City, Cape Town and Stellenbosch via Paarl. A shopping centre featuring Shoprite/Checkers, line shops and a petrol station is also on the cards.
San Michele is expected to be completed by the end of April 2015.
